To book an apartment online you must follow the next steps:

• Select the apartment you like.
• Check the availability calendar of that apartment for the dates you wish to stay: select your check in night, your number of nights and your party size.
• Click on the reservation form and fill it out.
• Confirm your reservation request by paying the first reservation deposit (10% of the total rental). The system will send you an email confirming your booking.
• To confirm the booking by paying a second amount up to 15% or 30% of the total. You can pay using our Paypal or you can print out our bank information and make an international wire transfer through your bank. (Please note that if you decide to make a wire transfer you are responsible for the fees your bank may apply). This second payment is necessary for the fully confirmation of the booking. You must pay this amount within a 48 hours after the first payment.
• BOOKING CONFIRMATION. Only once we received the rest of the booking payment the booking will be FULLY EFFECTIVE. We will send you a booking confirmation together with some arrival and departure information and the house rules.

Within 24 hours you will receive by e-mail a confirmation code and some useful information

There are 3 steps to complete the full rental payment. The two firsts payments are necessary to complete the reservation and are not refundable and the final one to complete the total rental payment. In addition, upon arrival you will be asked to pay + 200 euros (for stages until 4 weeks) and 500 Euros (stays longer than one month) as a security deposit to cover any potential damages caused during his staying in the apartment. Here you have the payment procedure:

FIRST PAYMENT ONLINE PRE-RESERVATION BOOKING.

You will be asked to pay by credit card between 5% of the total through our Secure Payment System. Our system instantly will confirm you the booking of the apartment. From this moment the apartment will be hold for you for a week until you complete the reservation by paying up to 15% or 30% of the total rent, depending of the apartment.

SECOND PAYMENT FULL RESERVATION

In order to complete the reservation we require 15-30% of the rental amount. We will hold the apartment for you until you complete your reservation by paying 10-25%, depending on the apartment. You will receive an invoice with the exact amount that you must pay to confirm the booking. Payment can be made either by credit card by Paypal or bank transfer. The balance is due 48 hours after the first payment you have made through our system. You can pay the rest of the deposit online using a credit card:

• Click on the Paypal buttom below and you will be taken to a Paypal Checkout Page
• On the checkout page, in the amount box, enter the deposit amount stated on your invoice. If you have an Paypal account, login into Paypal. If you do not have a Paypal account, click on that option.
• Then, you will be taken to the Billing information page and there you can enter your credit card information
• Paypal will confirm your payment and will give you the option of saving your data to create an account.

FINAL BALANCE PAYMENT

Upon arrival at check in time you will need to pay the balance (70%) by cash in euros *Exceptions, which need prior writing confirmation

• Payment of the balance By credit card (70% balance + 4% )
• Payment of the balance By Bank Transfer (one month before arrival + all the bills that banks charge)

SECURITY DEPOSIT

Depending upon the apartment offered to the client a cash damage deposit ranging from 150? to 400? will be requested upon arrival and will be refunded in full after inspection of the undamaged apartment by the owner. Please check the deposit amount for the apartment you are booking in your contract.

CHANGES AND CANCELLATIONS

If you cancel reservation, there is a cancellation charge that will depend on the number of days before the beginning of the rental period. Please, note that the reservation deposit (15-30%) is non-refundable:

• More than 90 days before: 20% of the total amount.
• 60-89 days before: 30% of the total amount.
• 30-59 days before: 50% of the total amount.

Our staff will wait for you at the apartment at the agreed upon time, will explain you the functioning of all the equipment, and give you the keys. Please, confirm your arrival time in advance by email and once you are at the airport phone us to confirm that you are on time. You will sign a short-term rental contract and you will pay the rest of the rental plus the Security Deposit by CASH in Euros. Remember, NO CASH NO keys.

Check in time is from 15:00. If you wish to check in before 15:00, please let us know, and we will try to accommodate you. If the apartment is ready, you will be able to check-in as early as 8:00. For some apartments there might be a late check-in fee if you arrive after a certain time in the night. Your booking confirmation will detail all charges applicable to the apartment you have booked. Please note that for arrivals later than 21:00 pm there is an extra-charge of 30.

Check out time is 11:00. If you would like to check-out later, please let us know and we will try to accommodate you. If there are no other guests arriving the same day, you can stay in the apartment until 15:00. For check-out from 15:00 to 22:00, you will be charged a half day's rate. For check out after 22:00 you will be charged a full day's rate.

Number of guests: Only the number of guests specified in the reservation confirmation are allowed to stay in the apartment. Children under 2 years of age do not count towards the number of guests, as long as they do not require the use of additional beds.

Most of our apartments are located in residential buildings, and we request that our guests behave appropriately. All our guests are kindly reminded to be considerate with the neighbours. Please notice that quiet hours are:

Monday - Friday 22.00 to 9.00
Saturday - Sunday 24.00 to 10.00

Parties are not allowed. Please do not play loud music or make excessive noise. If neighbours complain or the police is called in, we reserve the right to request that you leave the apartment without the right to receive any refund.

The apartments will be cleaned prior to your arrival. On departure we expect that the apartment be left in a reasonably orderly state. If the apartment is excessively dirty, we reserve the right to deduct an amount from the security deposit to cover the extra cleaning charges.

Please, notice that you can leave the garbage it on the street every night between 20.00 - 22.00, and it will be collected by sanitation personnel.

RESPONSABILITIES

Neither SpainAparts nor the owner of the apartments will be liable for any direct or indirect damages that may arise as a consequence of the use by the client of the apartment, including without limitation, personal injury, death, and losses because of fire, theft, or flooding.

In the event that you have a confirmed booking and SpainAparts is unable to accommodate you in the apartment of your choice, SpainAparts liability will be limited to providing either alternative similar accommodation in an apartment or a hotel, or a full refund of the amounts already paid.

At SpainAparts we strive to maintain accurate and up-to-date descriptions of our apartments. If there is a dispute concerning the description of the apartment, Spainapart's liability will be limited to providing a refund of the amounts already paid, minus the cost of any nights already stayed, if you choose not to stay in the apartment.
